Procurement Manager – Large-Scale Residential Development
We are seeking an experienced Procurement Manager to lead procurement for large-scale residential development projects. This role will manage procurement from early planning and estimating through negotiation, purchasing, delivery, and project completion.
Key Responsibilities
- Lead procurement strategy and execution for major residential and mixed-use development projects
- Manage procurement from planning/estimating through final delivery
- Source and negotiate large material and equipment packages for high-rise and large residential projects
- Handle complex purchases such as 300+ unit kitchen packages, windows, fixtures, finishes, appliances, and building materials
- Negotiate directly with domestic and international manufacturers and suppliers
- Manage overseas sourcing, including large purchases from manufacturers in China and other international markets
- Partner closely with development, construction, estimating, design, and project management teams
- Develop bid packages, evaluate vendors, negotiate contracts, and identify cost-saving opportunities
- Manage vendor performance, lead times, logistics, budgets, and project schedules
- Ensure materials are purchased and delivered according to construction timelines
Ideal Background
- Proven Procurement Manager experience with a residential developer, general contractor, or comparable construction organization
- Experience executing procurement for large, complex projects in the $100M+ range
- Strong background in multifamily, high-rise residential, mixed-use, hospitality, or large-scale real estate development
- Experience purchasing major construction packages from start to finish
- Strong negotiation, vendor management, estimating, and project execution skills
- International sourcing experience is highly preferred
- Must have relevant construction/development procurement experience
