Job Description

The Building Engineer will be responsible for the electrical, plumbing, HVAC, life safety, and mechanical maintenance of a commercial property portfolio. This position will primarily support three office buildings and one industrial property, with additional support provided to other buildings within the portfolio as needed.

The Building Engineer will travel between assigned properties using their personal vehicle, with mileage reimbursed in accordance with company policy. This role reports to the Senior Property Manager and will provide leadership and guidance to other building engineers while maintaining strong tenant relationships and ensuring properties remain safe, operational, and code compliant.

Responsibilities
  • Oversee electrical, plumbing, HVAC, life safety, mechanical, and general building maintenance for assigned properties.
  • Respond to building emergencies and daily service requests through the building work order system.
  • Troubleshoot and address temperature complaints, lighting issues, electrical breakers, equipment repairs, restroom repairs, ceiling tiles, doors, locks, and other general maintenance needs.
  • Operate and monitor building mechanical systems and equipment, including chillers, pumps, cooling towers, building automation systems, and fire alarm systems.
  • Maintain building maintenance supplies, stock, and inventory.
  • Monitor and operate Building Automation Systems (BAS) and ensure assigned properties remain compliant with applicable city and building codes.
  • Participate in weekly on-call responsibilities for emergency response, including burglary and fire system monitoring.
  • Obtain vendor proposals and coordinate and supervise outside contractors, tenant improvements, and capital projects.
  • Ensure contractors follow building standards, safety requirements, and established procedures.
  • Partner with the Senior Property Manager to identify potential liability risks and recommend solutions, including obtaining proposals and pricing as needed.
  • Maintain required permits, inspections, and testing for assigned properties and ensure all regulatory requirements are met.
  • Assist with property budget preparation and monitoring, including repair and maintenance expenses and utility consumption.
  • Provide leadership, direction, and guidance to other building engineers.
  • Coordinate with janitorial, security, and other building engineering personnel to support daily property operations.
  • Maintain positive tenant relationships throughout the office properties.
  • Review CCTV footage, security reports, janitorial reports, and other building-related documentation as needed.
  • Provide after-hours emergency response for equipment failures, severe weather events, and other urgent building issues.
  • Travel between properties throughout Harris County as needed.
Qualifications
  • Minimum of 10 years of commercial building engineering experience.
  • Current RTU/HVAC experience required.
  • Commercial office building experience required; low-rise or mid-rise experience preferred.
  • Experience with Building Automation Systems (BAS) and building work order systems required.
  • Familiarity with centrifugal chillers and chilled-water systems preferred.
  • Experience with HVAC pneumatic controls preferred.
  • Ability to climb ladders and safely access rooftop equipment.
  • Must be available for after-hours emergency response, including equipment failures and severe weather events.
  • Valid driver's license, automobile insurance, and reliable personal vehicle required.
  • Ability to travel between multiple properties throughout Harris County. Mileage reimbursement provided.
  • Ability to perform the physical requirements of a commercial building engineering position, including walking properties, climbing stairs and ladders, working in mechanical spaces and on rooftops, lifting up to 50 pounds, and bending, kneeling, and standing for extended periods.
