100% In-Office (NO hybrid offered)
Our client is adding a newly created Fixed Asset Accountant position to support the increasing complexity of its development portfolio and fixed asset accounting function.
Key Responsibilities:
- Manage the complete lifecycle of fixed and intangible assets, including acquisition, capitalization, depreciation, amortization, transfers, and disposals.
- Determine appropriate in-service dates for newly completed projects and assets.
- Review asset classifications and assign proper depreciation lives.
- Evaluate opportunities for bonus depreciation and other tax-related asset strategies.
- Recommend and assist with cost segregation studies and Section 179D studies.
- Maintain detailed fixed asset records and supporting documentation.
- Reconcile the fixed asset subledger to the general ledger.
- Prepare monthly, quarterly, and annual fixed asset reporting schedules.
- Review construction-in-progress balances and assist with project closeouts.
- Collaborate with development, construction accounting, property accounting, and tax teams regarding asset capitalization and treatment.
- Research historical asset treatment and support asset disposition decisions.
- Analyze potential asset impairments and recommend write-offs when appropriate.
- Support audits, tax reviews, and financial reporting requirements.
- Identify process improvements and enhancements to fixed asset procedures and controls.
- Participate in special projects and strategic tax initiatives as assigned.
Preferred Qualifications:
- Bachelor's Degree in Accounting or Finance required.
- Minimum 5 years of accounting experience, preferably with fixed asset accounting responsibilities.
- Depreciation methodologies
- Capitalization policies
- Asset disposals and write-offs
- Cost segregation concepts
- Experience working with fixed asset management software.
- Yardi experience is a plus.
- Strong analytical, research, and problem-solving abilities.
- Previous fixed asset accounting experience within real estate development, property management, or commercial real estate organizations preferred.
- Demonstrated ability to research complex accounting and tax treatment issues and make sound recommendations.
- Must be able to successfully pass a credit check as part of the pre-employment process.
